A Multivariate Analysis of Determinants of Distribution of Vacant Houses in Dammam City

This paper seeks to identify a spatial distribution pattern for vacant houses in Dammam city. Variables related to the distribution of vacant houses have also been analyzed using a multivariate technique.
The findings show no clear spatial distribution pattern for vacant houses in Dammam city, and identify a number of neighborhood-related variables as being of significance to the distribution of vacant houses in that city, such as the number of non-Saudi dwellers, the number of commercial establishments and that of built lots in the neighborhood.
The study concludes by strongly recommending that such variables be taken into consideration in the city planning process in the kingdom of Saudi Arabia.
